HB Studio—a nonprofit training and development hub for theater artists—seeks a dedicated Buildings Manager to maintain and steward three historic-use buildings in New York City's Greenwich Village. These buildings house studio classrooms, a performance space, offices, and shared public areas, serving a vibrant, multi-generational artistic community. This hands-on role ensures our spaces remain safe, functional, and welcoming. The ideal candidate is a reliable and solutions-oriented professional with a background in facilities maintenance and a deep respect for arts communities. While the buildings themselves are not landmarked, they are located in a landmarked neighborhood, requiring sensitivity to the historical and architectural character of the area.
Primary Responsibilities
The Buildings Manager conducts daily walk-throughs of HB Studio’s facilities to ensure that all systems—including HVAC, electrical, plumbing, and mechanical—are in proper working order. This role is responsible for maintaining compliance with all relevant fire, safety, and insurance regulations by coordinating inspections, overseeing documentation, and addressing any arising issues promptly.
Working closely with external vendors, contractors, and inspectors, the Buildings Manager schedules and oversees routine maintenance, repairs, and service appointments. They also manage the cleanliness and presentation of the facilities in partnership with a third-party cleaning vendor, ensuring that spaces are properly stocked and ready to welcome faculty, students, and guests.
In addition to carrying out minor repairs, the Buildings Manager collaborates with senior staff to coordinate larger building projects, including renovations and vendor work. The position also provides on-site support for weekend rehearsals, performances, and events, helping to ensure a safe and functional environment.
Seasonal tasks, such as snow removal and year-round sidewalk maintenance, are also part of this role. The Buildings Manager monitors weather-related conditions and plays an important role in supporting the organization’s emergency preparedness and response efforts. Success in this role requires regular collaboration across departments to support a cohesive, well-run facility for the HB Studio community.
Qualifications
The ideal candidate brings hands-on experience in building or facilities maintenance, with working knowledge of electrical systems, plumbing, HVAC, and basic carpentry. They are detail-oriented, well-organized, and able to balance routine maintenance with unexpected or urgent facility needs. Strong interpersonal and communication skills are essential, as this role requires frequent coordination with staff, contractors, and community members across departments. A technical school certificate, AA/AS degree in a relevant field, or equivalent professional experience is preferred. Experience in a theater or performing arts setting is a plus and will be beneficial in understanding the rhythm and needs of the Studio’s spaces.
Additional Requirements
Candidates must be able to lift up to 50 pounds and move comfortably throughout all areas of the facility. The position also requires reliable access to high-speed internet and basic comfort with computer applications and video conferencing platforms. Occasional evening and weekend hours are required. Local travel within New York City may occasionally be necessary for errands related to supplies or donations.
